 Subdivision, Multifamily or Commercial development plans are to consist of not less than the following and are to be prepared in accordance with the City’s Development and Zoning Regulations which are available at the office or on the City’s Website: cityofdahlonega.com   

The attached is general information.  Please be advised that a site plan as well as building plans must be submitted and approved.  Part of this approval process is meeting state fire code for distances between buildings.  This distance is determined by type of building and use of building and could be greater than what is required by the city setbacks.  Please contact the local Fire Chief or the State Fire Marshall for this and other Fire Code information 

1.  Development/Site Plan - i.e. building footprint, parking, setbacks, landscape strip, etc…

2.  Erosion & Sediment Control Plan

3.  Grading and Drainage Plans include a Storm water Plan

4. Tree Plan per city’s Tree Ordinance and  Zoning Ordinance Section 2107 Tree Protection Zone.

5. Your project may require a DRI - Development of Regional Impact review if so this is to be completed
     before  action on the project can be taken. See  website: http://www.dca.state.ga.us/dri/default.aspx

6.  GA Department of Transportation (GDOT) Permit is required if driveway access is from state road
       or property abuts state road.   Call Traffic Operations: 770/532-5563 for permit

7.  NPDES Permit from EPA is required for any project which disturbs one acre or more. Call 770/387-4900

8.  Street Improvement Plan and storm drainage plan.

9.  Utility Plans (water & sewer) submitted and approved by city as well as state.  Please contact State
      for information: Sewer - 404/675-6233  Water - 404/656-2750

10. You must also meet the Corridor Overlay District regulations if your property is with this district.

11.  As built plans i.e. water, sewer, road, storm etc…

 

The initial review process takes approximately 3-6 weeks.    Project Approval can take several weeks, submit your plans early.  Subdivision, Multi-family, PUD or a variance, rezoning or annexation can take up to several months.

 

Building Plans are required for Commercial or multi-family buildings and are reviewed by building inspector and fire chief.   Plan review can take up to four weeks.
